House Guidelines

  1. When cooking in the kitchen, please open the window above the stove. Please wash and dry your dishes and put them away where you found them to keep the place tidy for other guests.
  2. Please leave the bathroom clean and tidy. You have been given a towel for the duration of your stay, please hang to dry in between use on the towel rack in the bathroom.
  3. We provide complimentary umbrellas, bug spray and room spray for your use. Feel free to use these if needed throughout your stay and place back where you found them on check-out.
  4. Given the property and the rainforest setting, there is wildlife and other bugs regularly around. We do our best to manage this for our guests. To limit bugs in your room please keep doors and windows without fly screens
    shut when not in the room. Please keep food in the kitchen.
  5. When leaving your room or common spaces, please turn the lights/fans off. At the end of the night, please refer to the house diagram for the location of the outdoor light switches.
  6. Please be mindful that the deck can be slippery outside when there is wet weather.
  7.  Please wipe your shoes or take them off at the entrance of the commons areas and bedrooms to keep rain and mud outside.
  8. Please be mindful of your parking and making sure you're leaving room for other people staying. If all designated parking spots near the house are taken up, please park along the fence-line of the driveway. Please
    don't park on the medium strip between the other driveway a this is not our property.
  9. If using our fireplace or firepit areas please we require that you read the rules and guidelines outlined in our guidebook before use. This is essential to ensure the fireplace is used safety.

House Policies 

  1. Music/Noise – IMPORTANT - We are committed to Rent Responsibly standards. This means we follow best-in-class guidelines to ensure you have a peaceful, safe and memorable stay with us. We use smart home technology to improve your experience. 'Minut' is a smart home device that measures decibel levels throughout the property and allows us to respond to noise nuisances without disrupting your stay. A warning message will be sent to guests if noise levels are consistently recorded over the threshold. Continued non-compliance will result in a $200 fine or further action if required. Music is to be turned off at 10pm and noise to be kept to a minimum. As a the booking holder, it is your responsibility to keep noise levels under control. 'Minut' does not record sounds or conversations, it simply monitors the noise level (measured in decibels). If you have any questions, please ask. We are committed to your comfort so please let us know if we can do anything during your stay to make it more enjoyable. Tampering with the 'Minut' device can be detected and result in an automatic $200 fine. 
  2. Garbage – There are two bins inside Ananda Eco House – one recycling and one waste. There is also a compost bin for scraps. As a courtesy for other guests staying throughout the week upon checkout please empty your bins into the large bins outside and take any excess rubbish with you that does not fit into these allocated house bins. If excess rubbish is left a cleaning/deposal fee will be charged. This includes any food waste left in fridge or freezer.
  3. Unplanned/Unregistered event or party –  IMPORTANT - if you are found to have hosted an event or party (defined by inviting more than the registered guests booked to stay at the accommodation, also see definition below) you will incur a $200 fine for non compliance. Events are not permitted on our property and are in breach of council regulations. We require the accurate knowledge and registration of the total number of guests staying or attending our property for legal, council, and safety reasons. 
  4. Unregistered Guests (Unknown Prior Knowledge) - The Hosts have the right to know exactly who will be staying and/or using the property during the agreed hire period. If guests are planning to have additional guests attend or visit during their stay, they must advise this to The Hosts in writing prior to check in time. Guests attending for the evening (approved by Hosts in writing only) are charged $10 per person and required to vacate the property by 830pm unless otherwise organized by prior arrangement in writing. If unregistered guests are found attending the property (even if not staying the night) without The Host's knowledge The Host has the right to charge as per above fine.  If unregistered guests are found attending the property after 830pm they will be charged as additional staying guests at $40 per person whether they stay or not (bedding does not have to be provided if this is the case). 
  5. Vans/RV's/Cars - we do not allow additional guests to stay on our property in their van/RV or car without prior approval of The Host. If additional unregistered guests are found doing so they will be charged the nightly additional per person rate for staying on our property. If the amount of people is known a rate of $50 per car found on the property will be charged.
  6. Household items – please take care with household items. If there is found to be any damage/stains/breakages/losses after your stay you will be responsible for the cost to repair or replace these items. This includes excessive stains on linen, bedding or furniture.
  7. Furniture – Please do not remove bedding or furniture from rooms or common area
  8. Towels – Please leave all used towels in basket provided in bathroom
  9. Bedding – if you require addition sheets and/or bedding please contact your host to arrange.
  10. Fire – please make it clear to guests that firewood can be purchased for your use. Any firewood found under the house is being dried and not ready to be used as firewood as of yet.
  11. General Cleanliness – Please leave Ananda Eco House as you found in on check in. This includes putting your dishes away and leaving common areas tidy.
  12. Checkout – checkout time is 10am unless otherwise organized with host. If you would like late check out please advise the day prior and if we can accommodate you we will do our best to at $20 per hour (max 12 noon check in and 12noon checkout). This is subject to availability.
  13. Overstay - If you stay past the agreed upon checkout time without the Host’s consent (“Overstay“), you no longer have a license to stay in the Accommodation and the Host is entitled to make you leave in a manner consistent with applicable law. In addition, you agree to pay, if requested by the Host, a fee of $25 per 20 minute portion. If you are found still on the property over 1 hour after your allocated checkout time you may be charged, if requested by the host, an fee of up to the cost your nightly fee originally paid by you to cover the inconvenience and additional costs that may be suffered by the Host. If you Overstay at an Accommodation, you authorize your booking host to charge you to collect Overstay Fees. A Security Deposit, if required by a Host, may be applied to any Overstay Fees due for a Guest’s Overstay.
  14. Damages/Stains - Guests are fully responsible for any damage, loss, or excessive stains to the property, its contents, or amenities caused by their actions or those of their invited guests or pets. This includes, but is not limited to, damages to furniture, appliances, electronics, fixtures and finishes. In the case of excessive stains on sheets, towels, or any other linens provided, guests will be charged for the replacement cost. We understand that accidents can happen and in the event of an accident, we have provided spot cleaner to help address minor spills or stains which if treated quicky, should mitigate the need for replacement Please be conscious of the use of oils, makeup, wine and other items that may cause persistent stains. Your attentiveness will help us maintain the quality of our amenities for all guests.
  15. Costs to split beds - $40 per bed per stay
  16. Cost for registered pets - $40 per stay (up to 2 pets) -  Our property is not fully fenced so most guests either take their pets when they're out during the day or leave them secured on the patio area. We have a young little girl so as long as they're good with kids. We do ask that you pick up after your pet and depose in the large bins in the driveway. Pets are not allowed on any of the bedding or furniture. A cleaning fee of $150 will be charged if we find there to be damages or mess/stains caused by your pet.
  17. Cost for unregistered pets - If you turn up with pets that are not previous known or registered by The Hosts you will incur a $60 per stay (up to 2 pets) fee. The above additional fees apply. 
  18. Other - All Guests agree to indemnify and hold the Property Owners harmless from any liability for personal injury or property damage sustained by Guest or individuals invited onto the property by Guest
  19. Personal property -  The guests understands they bear the sole responsibility for their own personal property, cash, effects and items. The guests releases all responsibility of Ananda Eco House in the event that there is loss, damage or theft of personal items occurred during the stay. Ananda Eco House will not be responsible for lost or stolen personal property, equipment, money or jewelry from the Premises or spaces regardless of whether such loss occurs when the area is locked against entry or not. 
  20. Personal property (left behind) - In the event of items found after guests departure, Ananda Eco House will keep any property found for 30 days and contact the guests to make arrangements for its return. If arrangements have not been made or guests has not made contact within 30 days, Ananda Eco House may dispose of any items left on the premise in the manner they see best for the facility. In short, any belongings left on the property for thirty (30) days shall be deemed abandoned. 
  21. Illegal Activity - if guests are found to be undertaken illegal activity during their stay the Host has the right to ask the guests to vacate immediately without a refund. The Host will rightly report any illegal activity to the corresponding appropriate authorities. 
  22. Cancellations - cancellation policy is dependent on platform booked. 
  23. Contra deals - in the event that a contra deal is agreed to, cancellation policy is as per platform booked in or otherwise 100% fee charged if cancelled within 5 days. If the terms of the contra deal are not undertaken (eg cancellation or otherwise), The Host is entitled to the fee of the night to be paid in full.

Legal definition of 'event' for the purposes of these terms and conditions is defined as follows; 
Event, gathering or party means any group of three (3) or more persons who have assembled or gathered together for a social occasion or other activity.

Checkout Instructions

  1. Checkout Time - Checkout time is 10am unless otherwise agreed upon/organized. The cleaner will be arriving at 10am so please ensure you are departed by then so they can start the cleaning process on time.
  2. Dishes - Please clean and put away any dishes that you have used during your stay. 
  3. Garbage - Please take out any waste/recycling to the large bins in the driveway. Any compost to be taken out to the compost bin behind the kitchen. 
  4. Fridge - don't forget your food! Check the fridge for any food and dispose of any food you may not be taking with you. 
  5. Purchases - if you have purchased any wine or other add ons please contact your host to finalize these payments. 
  6. Lights and AC - Please switch off all lights/AC/heaters
  7. Doors and Windows - Close any windows/doors/tents. Please draw back curtains and raise the blinds back to how they were found on check in.
  8. Guestbook - You're welcome Leave a note in our guestbook if you would like to share your experience with us.
